GOT A PROBLEM?

We can help solve it.

Certificate of Occupancy (C of O)

Many homeowners who wish to combine apartment units or floors in a building hesitate because they believe that they will require a new C of O, with the anticipation of added costs and stress. In reality, the law allows for this type of work without the need for a new C of O. If, however, an existing C of O does need to be changed the process can be much more straightforward than people think. Daniel Alter Architect handles all types of C of O issues.

Sponsor - Tenant & MCI Issues

Major Capital Improvement (MCI) projects can offer benefits to building owners and tenants alike. Unfortunately, MCI requests for increased rental payments can also be a source of friction between tenants and management. Daniel Alter Architect has analyzed numerous MCI requests for tenants and tenant attorneys. While some requests are justified, Daniel Alter Architect has also uncovered discrepancies leading to denial of MCI-based rental increases.

Assessments & Evaluations

When severe weather struck the city in August 2007 damaging many homes, especially in the neighborhood of Bay Ridge, Brooklyn, some homeowners were prevented by the City of New York from occupying their homes. Daniel Alter Architect provided architectural assessment services to homeowners so they could return home and provided timely information to help with receiving insurance money.

Zoning Issues

The Zoning Resolution determines many aspects of a building including its height, bulk, setbacks and use. Daniel Alter Architect understands zoning and has consulted with owners to maximize square footage, legalize existing uses or change uses, and to clarify what the opportunities and constraints are under zoning rules.

Handicap Accessibility

Daniel Alter Architect has advised couples facing decreased mobility, commercial tenants wishing to provide access to a ground level or multi-level space, building managers wishing to comply with local accessibility codes, and has provided related architectural services for the installation of elevators, lifts and ramps.

Landmarks (LPC) Issues

If your property is a designated Landmark or if it is within a Historic District you may enjoy the apparent prestige such a designation brings while fretting over constraints you may face in planning renovations or additions. Daniel Alter Architect and specialists he works with can advise on how to best get through the Landmark approval process.

Cellars and Recreation Rooms

Most people understand why the building code does not permit living or sleeping in a difficult to exit cellar. But few know that the Department of Buildings allows homeowners to create cellar recreation rooms and cellar bathrooms under certain conditions. Daniel Alter Architect has designed approved cellar recreation rooms and bathrooms for developers and homeowners and helped them to make use of valuable existing space.

Green Design

Buildings consume enormous amounts of the electricity produced by US power plants and, in turn, are a major contributor to greenhouse gases in the environment. Daniel Alter Architect and his consultants will work with you to help change the energy consumption pattern of your building through various methods, including solar hot water heating, conservation, natural lighting, and passive heating and cooling.
